Where Metro Atlanta actually stands this week, and what it means closer to home.

Week ending 10 August 2026. Metro Atlanta closed 1,102 homes this week, up 22.9% on the week before — the strongest closing week in the run. Almost everything else moved the other way.

Active inventory fell to 1,926, down 3.6% on the week and below the 2,029 year-to-date average. Homes coming soon dropped 9.7% to 112. Under contract slipped slightly to 430, and pending fell 4.1% to 891. Fewer homes are entering the pipeline than are leaving it.

At the top of the market the picture is tighter still. Single-family inventory above $750,000 is down 26.0% month over month to 3,069 homes, while days on market rose 48.2% to 19.15. Less to choose from, and what is listed is taking longer to move — which is usually the point where pricing stops being a formality.

Off-market activity cooled sharply: 248 listings expired, down 70.2% on the week, with withdrawals down 11.6% to 451. Fewer sellers are giving up and walking away.
